Property Acquisitions Manager - JhbFull job descriptionJob DescriptionThe Property Acquisitions Manager is accountable for maximising profit for the Company and its Franchisees by securing new sites and managing existing property portfolios.Minimum RequirementsGrade 12 or equivalent NQF level 4 qualificationCertificate in Shopping Centre ManagementDriver’s License and Own vehicle10+ years’ experience in Property Management and Leasing3 – 5 years in Property Acquisitions managementKnowledgeKnowledge of what makes a restaurant successful and ability to forecast (Advanced)Knowledge of lease agreements (Intermediate)Knowledge of the brand and what the brand requires (Advanced)Knowledge of deal structuring (Advanced)Knowledge of finance (Intermediate)Knowledge of building drawings (Basic)Negotiation skills (Advanced)Oral and written communication skills (Advanced)Site identification skills (Advanced)Duties and ResponsibilitiesProperty Acquisition PlanningConduct business review meetings to assess five-year plan for every CasaSegment Casas into categories for property planningCreate detailed strategies and plans to support targets and goals as per business reviewsMonitor and report on progress and statusEstate GrowthSeek out and investigate potential business development opportunities and liaise with the Regional General Managers and the Head of PropertyConduct visits to identified sites to perform a physical survey and identify possible options in line with Nando’s criteriaLiaise with landlords to initiate the negotiation processNegotiate terms and conditions for new Casas, providing proposals to Head of Property, Regional General Managers and FranchiseesEngage with the Design and Development department, ensuring that the site complies with the standards and requirements of new CasasLiaise with the Network Planner to obtain research on relevant areaProvide parameters for conducting feasibility and profitability studies for possible new CasasCollect and collate all required documentation, submitting these to the Head of Property, for ultimate approval by the Property Committee and notify the landlord once the site has been approvedSite Handover ConsultationHand over approved projects to the Design and Development departmentConsult with the Design and Development department and advise on the scope of work negotiated with the LandlordContinue to negotiate and update lease terms with the landlord during constructionManage the relationship between the Design and Development team and the landlord during constructionOn completion of build, conduct and maintain post opening reviews to determine performance of the site and make use of data for future site openingsRenewal and Reduction ManagementConduct risk reviews across all renewals to establish approach to manage within budgetBalance renewal costs based on market related conditions and the Nando’s business modelConduct negotiations with landlords and track any increased costs to budgetMonitor lease agreement notificationsManage opportunities on lease renewals to correct historic rentals and reduce rentalsStakeholder and Relationship ManagementAttend industry events to network with and establish relationships with relevant stakeholdersRegularly interact with relevant stakeholders to remain informed on developments and trends in the property marketBuild and maintain positive working relationships with landlords
