Shea Homes HoustonLand Acquisition and Development CoordinatorSummaryThe Land Acquisition and Development Coordinator is responsible for coordinating the land acquisition and development activities of the Shea Homes Houston Division, working closely with the VP of Land Acquisition and Development. The primary responsibility of the Coordinator will be to effectively track, coordinate, and report on activities related to Shea Homes Houston’s land and lot acquisitions and sales, community development, and community builder performance.Essential Duties and ResponsibilitiesLand and Lot Acquisitions and Sales· Solicit proposals Due Diligence Reports.· Solicit proposals for boundary surveys.· Assist in collection of Substantial Completion documents.· Assist in the preparation and distribution of builder documents for each community.· Maintain critical calendar dates during feasibility and for lot purchase and sale schedules.· Assist with the closing of the property.Planning, Platting and Development· Assemble the applicable title reports, paving bonds (if any), tax certificates and any other documentation necessary to record a subdivision plat in a particular jurisdiction.· Interact with the consulting engineers to track the progress of a particular plat in its recording process.· Coordinate the conveyances of miscellaneous drainage and detention pond sites, lift station sites, water and wastewater plant sites and/or reserves to the various municipal utility districts.· Prepare and administer construction contracts; confirm bonding and insurance requirements are met and maintained.· Review all consultant invoices and contractor payment applications; code and prepare check request for approval and submittal to finance.Homeowners Associations· Coordinate the preparation and filing of association creation documents including the Declarations of Covenants, Conditions and Restrictions, the By-Laws, the Articles of Incorporation and any Design Guidelines.· Solicit proposals for association management companies.· Coordinate annexation of new development phases into existing HOA.· Coordinate all Architectural Control Committee activity as required.· Coordinate conveyances of common areas and landscape reserves to the various associations.Interoffice Coordination/ Administrative Duties· Point of Contact for all property documents required by the homebuilding division.· Assist in preparation of Municipal Utility District reimbursement packages.· Set up and maintain all project files.Performance Standards· Effectively monitor, coordinate and report tasks essential duties and responsibilities.· Represent Shea Homes professionally in all situations.· Be detail oriented and work independently.Knowledge/Experience· College degree preferred.· Knowledge of the home building and development industries preferred.· 3-5 years of previous related experience.· Strong project coordination experience.· Work requires a willingness to work a flexible schedule.Skills/Abilities· Demonstrates sound judgement and independent decision making.· Skilled in budget management.· Advanced communication skills.· Organized, assertive professional with a strong work ethic.· Ability to manage competing priorities and assignments and oversee completion of delegated tasks, including the ability to track progress and follow-up on projects.· Ability to work independently without significant oversight· Demonstrated teambuilding and leadership ability that ensures mutual growth and respect for all associates.· Demonstrated high level of proficiency in PC technology and all MS Office applications.· Appropriate fit for Shea Homes Houston culture a must.Professional Performance StandardsResponsible and accountable for executing the specific responsibilities listed above in complete conformance with goals, expectations and schedule commitments of the Division.Physical Demand/Work EnvironmentThe physical demands and work environment characteristics described here are representative of those that must be met by an associate to successfully perform the essential functions of this job.
