The Senior Maintenance Technician for Bedrock is responsible for the daily operation, maintenance, preventative maintenance, and repairs to the assigned commercial properties with a focus on tenant satisfaction, common area appearances, optimum equipment efficiency, and exterior grounds upkeep. Must have a working knowledge of all building mechanical, electrical, HVAC, plumbing, life safety, fire protection, and security systems to ensure proper operations and be able to act upon any conditions that are out of the ordinary. Must have basic experience in some or all the following: carpentry, plumbing, basic drywall, and painting. Must possess and maintain a valid driver’s license.ResponsibilitiesRepairs, maintains, and replaces a variety of equipment.Conducts periodic general preventative maintenance on the mechanical, electrical, HVAC, and plumbing system; This involves normal lubrication, adjustment, cleaning, replacement of consumable parts, and periodic testing of equipment; These systems include but are not limited to; air handling units (including both rooftop and built-up units), re-circulating air systems, water pumping systems, cooling and plumbing systems, and steam systemsPerforms manual snow removal and salting in all weather conditionsPerforms exterior grounds upkeep, sidewalk cleaning/sweeping, window washing, etc.Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditionsResponds quickly to emergency situationsPerforms all assigned work to ensure the safety of the building’s tenants and the continuous operation of the site(s)Prioritizes service calls and follow-up upon completionCoordinates contractor, tenant, and management approvals for work orders that require the use of an outside contractorOrders parts and supplies as required, and maintains stock and inventory controlPerforms assigned day-to-day repairs, emergency, and preventive maintenanceCompletes maintenance and repair records as requiredReviews assigned work ordersEstimates time and materials needed to complete repairOrders necessary materials and supplies to complete all tasksAssists with troubleshooting and repairs of buildings and installed systems including plumbing systems, kitchen equipment, roofs, drains, shop, and HVACMaintains grounds of facility or property performing such tasks as raking, sweeping, leaf blowing, or snow removalProperly documents work requests, from initial entry through completion, into the maintenance work order systemRegular and routine onsite or remote attendanceAll other duties as assignedMinimum QualificationsOpen to working the assigned shift of Friday through Monday from 1pm to 11pm. With proper advance notice, additional shifts and or days may be required based on team scheduling needs.Must have a high school diploma or equivalentApproximately 5 years experience in residential/commercial building or property maintenanceExperience in working with plumbing, electrical, and carpentry repairsExperience repairing and maintaining commercial HVAC units preferredPreferred QualificationsAbility to prioritize emergency calls.Strong problem-solving and organizational skills to gather information from multiple sources for the purpose of developing alternative solutions to repair and maintenance issues.Strong mechanical, analytical, and problem-solving skillsHold necessary/required licenses.Must have and maintain a valid Michigan Driver’s License and an acceptable driving recordDisclaimerThis is an outline of the primary responsibilities of this position.
