Job DescriptionWe are hiring a Project Job Cost Accountant for our Home Office in Carlsbad California. The Project Job Cost Accountant’s primary responsibility is to manage accounting related functions for the development, expansion and renovations of senior living communities and to support the development and asset management teams with various accounting and administrative functions as necessary to support the operations of Kisco’s senior living communities.What will I do every day?Invoices
  • Work with vendors on invoicing protocols
  • Secure W-9’s from all vendors
  • Ensure all invoices are correctly cost coded each month (in time for draw process)
  • Work with securing approvals for all invoices
  • Assist with time sensitive special payments
Project Job Cost Tracking
  • Investigative accounting support to ensure vendor payments are in line with committed and contracted costs
  • Enter contracts/change orders into the Job Cost Reports
  • Departmental Expense Management
  • Ensure purchases are made in accordance with company Policy
  • Close out each month on pCard and properly cost coded to projects
  • Track/Update all new and renewal COI for projects and vendors
  • Draw Request for projects
  • Work with accounting team on draw preparation
  • Assist development team lead on final approval of draw for distribution
  • Submit draw to lender/partner and track funding of each draw
  • Management Reports for Development Projects
  • Prepare monthly management reports with development team lead
  • Secure documents and information required from development, accounting, sales, and marketing Assemble and distribute monthly reports
  • Projects-Assist and maintain project Logs
  • Proposed change orders and log
  • Development Budget Change Order Log and Contingency Log
  • Track preliminary notices, final lien waivers for project closeout
Asset Management Support:
  • Utility usage reporting, using Energy Star and via investor portals
  • Preparing capex spend reports, at least quarterly
  • Support internal capex purchasing process, including vendor contracts
  • Capex contract administration and tracking via Kisco platforms
  • Support major capex projects, including project meetings
  • Other assigned tasks in connection with Asset Management
  • Other related activities as maybe required and deemed necessary by Supervisor
What will I need to be successful in this role?
  • Associate or bachelor’s degree in accounting or related field, plus two to five years minimum experience in general accounting.
  • Experience with job cost accounting relating to real estatedevelopment and/or construction would be highly desired.
  • Must be computer literate in all Microsoft Office products and extremely Proficient in the use of Microsoft Excel
  • Experienced in working both independently and in a team-oriented, collaborative environment
  • Must be computer literate in all Microsoft Office products
  • Must adhere to published policies and procedures
  • Strong organizational and analytical skills
  • Ability to conform to shifting priorities, demands and timeliness through analytical and problem-solving capability
  • Proficient at standard business communications (ability to communicate in writing)
  • Approaches all encounters with residents, associates, and vendors in a friendly, service-oriented,and professional manner
  • Maintains high standards of personal appearance and grooming as a representative of Kisco
  • Can collaborate with colleagues and thrive in a team environment
  • Is punctual and dependable
  • Passion for a job well done
  • Experience in or exposure to Insurance Certificate review a plus
  • Development and/or construction accounting software, a plus
This is a Hybrid position. Work out of our Carlsbad, CA office up to 3 days/week.What’s in it for me? (Great Question!)
