- Leads the development, maintenance, and execution of a 5-year CAPEX plan for each assigned property.
- Partner with Corporate Operations to develop a yearly capex budget recommendation for each assigned hotel, ensuring Brand standards are achieved and properties are executing projects in a timely manner when approved by hotel Ownership.
- Conducts documented quarterly Engineering property inspections for each hotel in the assigned area. Review the findings with property maintenance team, Property Leadership, RDO and DPP. Develops follow-up plans to be completed in a reasonable time frame.
- Become a subject matter expect with regards to brand and/or company maintenance platforms, with a high level of focus on preventative maintenance, work orders and system readings. (ex: GXP, ALICE HotSOS etc.)
- Oversee and/or conduct repairs on cooling systems, water and water treatment systems, hot and cold-water systems, boiler and pressure vessels, pool & pool equipment, large equipment, HVAC and life safety systems.
- Generate reporting on preventative maintenance tracking.
- Serve in a task force capacity supporting underperforming or short-staffed properties.
- Aid in the interviewing and vetting of property level engineering candidates.
- Coordinates and/or conducts skills training for property level team members.
- Participates in monthly meetings, reporting out KPI’s, trends, opportunities and matters of importance.
- Maintain physical operation of assigned area including building structure, fixtures, refrigeration, heating, ventilation, air conditioning, plumbing, and electrical system.
- Develop, implement, and manage effective preventative maintenance programs throughout the portfolio.
- Respond to all hotel emergencies such as fire, flood, hurricane, and other natural disasters to manage clean up and reconstruction.
- Consistently provides on-the-job supervision and training, provides necessary technical information for repair, maintenance, operation, modification, replacement, and new construction activities to ensure that all jobs are being performed correctly.
- Support new hotel transitions and openings.
- Develop a list of corporate preferred vendors for the assigned area.
- Assist with the development of SOPs to support hotel maintenance focused tasks.
- High school diploma or GED; 6 years’ experience in engineering and maintenance or related professional area; technical training in HVAC-R/Electrical/Plumbing. OR
- 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major; 4 years’ experience in the engineering and maintenance or related professional area; technical training in HVAC-R/Electrical/Plumbing.
- Ability to read, analyze, and interpret common hospitality reporting, safety rules, standard operating procedures, Ability to write routine reports and correspondence. Ability to speak effectively before groups of associates and other members of the organization. Must be willing and able to travel extensively. Must have familiarity with major brand standards, portals, and procedures. Must be proficient in Microsoft Office products, must be proficient with smartphone and/or other widely used tech tools. (Computer, laptop, tablets, etc.).
- Must always foster a culture of safety and service.
- Must have a valid driver's license and ability to drive from one location to another.
- Multi-hotel experience preferred.
- Must have the capability to manage expense budgets, payroll and capital expenses.
- Must be able to understand, comprehend and evaluate complex information / data from various sources to meet assigned objectives.
- Clear concise written and verbal communication skills in English
- Must be proficient in Microsoft Office applications.
- Be comfortable and confident with presentation platform skills. Knowledge of all regulations and safety standards including but not limited to OSHA, ADA, EPA etc.
- Extensive knowledge of building trades, electrical, mechanical, HVAC etc.
- Knowledge of plumbing and general building practices.
- Ability to read blueprints and electrical schematics.
- Ability to attain necessary licenses, certifications.
