Waterstonepg.com.Summary: oversight of all aspects of a medical office campus project currently under construction in the Portland Maine area. The APM will be responsible for the coordination of, and communication with, internal project staff and 3rd party vendors and contractors while ensuring the project is delivered on time, within scope and on budget. APM will interface with financial, leasing, design and construction management staff and other relevant stakeholders including lenders and partners.The APM will work with the Project Finance Manager, Sr. Construction Project Manager, Tenant Construction Managers/Coordinators (TCMs). The APM will report to the Sr. Project Manager and Vice President of Construction.Responsibilities:Design and Construction – Core & Shell, Site and Off-sitea. APM will assist with Project Architectural and Engineering team and associated consultants for the architectural design and engineering efforts for all aspects of the Project.b. Act as point of contact with Partners, Lenders, and VP of Construction in reporting on project progress, schedule and overall Project budget.c. Construction: APM will work with Construction Project Manager and Construction staff during design, pre-construction and construction phases including establishment of budgets, value engineering, contract negotiations and construction to monitor project progress.d. Tenant Improvement: APM will work with Construction Managers/Coordinators and selected contractors throughout design and construction. Will provide oversight to Tenant Project Manager in pre-construction and construction of Landlord’s Work. This includes having responsibility for TI budgets and tracking of same in overall Project budget.e. Assist as requested in preparation of and administration of AIA construction contract after execution with selected General Contractor/Construction Manager.f. Assist in development of sign criteria for the Properties as required.g. Assist in development of Tenant Design Criteria for the Properties as required.h. Responsible for meeting minutes and project document organization.Lease Administration during Construction and Tenant Coordination:i. Work with Tenant Improvement team ensuring compliance with Lease obligations during design and construction (e.g. submittal of Landlord Documents and Plans, critical dates, delivery notices, due diligence submittals, etc.) prior to effective date of Leasing and Management Agreement)j. Provide oversight to Tenant Project Management team in the preparation and negotiation of work letters for leases.k. Manage design changes during pre-construction and construction phases; evaluate budget impacts and authorize generation of change order as required; track and document all change orders including making sure change orders are approved as required pursuant to the Operating Agreement.l. Manage and track project budgets. APM shall be responsible for providing regular updates to allow management of overall proforma.Entitlement Processn. Assist with managing the entitlement process for assigned projects including but not limited, to assistance with engaging the consultant team, establishing project specific timelines and identification of potential hurdles.Financial:o. The APM is responsible forhelping to manage and track project the budget including budget and variance reporting; approval of change orders, review and management of contracts (3rd party, contractor, etc.).Requirements:§ Successful Candidate must have a working knowledge of AutoCAD, Revit, Enscape, Procore, Sketch-Up, Bluebeam or similar software; must be proficient with Microsoft Office applications including Excel and PowerPoint; Must have knowledge of MS Project; Must have strong written and verbal communication skills; Must be able to read and interpret construction drawings including all disciplines (Architectural, Structural, Civil/Site, MEP and FP).§ 2-5 years of experience in the Commercial Real Estate sector as a Assistant Project Manager on large projects ($20-$200million preferred), with emphasis on design and development of healthcare, residential, or retail-focused projects. Will be the boots-on-the-ground individual working on site.§ Completion of a 4- year degree. Preferred fields of study include, Civil or other Engineering, Architectural Studies, Planning, Construction Management or similar field.§ Highly organized and detailed individual. Comfortable leading meetings.§ Is self-driven and can hit the ground running.§ Has a point of view and can speak up and professionally push back when needed.
