- Recruit, hire, evaluate, train, develop and retain productive and highly engaged purchasing department team members.
- Develop positive, teamwork, and achievement-oriented work culture within purchasing team and between departments.
- Ensure option requests and change orders are accurate and processed appropriately within the department, within the scope of company guidelines.
- Engage in product development and value engineering meetings/initiatives with internal and external partners to ensure cost-effective standard and upgrade options are selected by the community, and continually evaluated for improvements. Keep up with industry trends and researches new ideas while being mindful of the end-user – the homebuyer.
- Work collaboratively with land development, the design studio, options, sales, construction, customer care, trade partners, and other team members regarding community standards and option issues that arise.
- Interface with the land development team, civil engineers, architects, and structural engineers on product development and innovation with a strong understanding of building science and proper design for strong weather envelope assemblies.
- Manage cut-off dates by the community, by phase for all option stages as trench dates are finalized.
- Model and reinforce actions consistent with the Company’s values, vision, and culture and display core competencies listed on the following page(s).
- Understand and coach team members about purchasing and construction best practices, as well as how to read/evaluate blueprints, and building codes to ensure proper contracting of trades.
- Follow company expectations and policies on bidding processes, trade partner/vendor selection, business partner relations, and national accounts. Ensure understanding and compliance with company policies and internal control procedures.
- Develop and manage effective purchasing (bidding, negotiating, contracting) processes and systems to ensure cost-effective and timely contracting of trade partners while preserving high construction quality standards.
- Oversee, manage, and timely participate in bidding process per timelines established by Senior Management and provide thorough evaluations and comparisons of all bids.
- Negotiate and resolve contract changes/issues and price change requests, including effective and good through dates. Communicate product and pricing changes to Construction, Sales, Customer Care, Design Studio, and other team members as appropriate.
- Understand and train the team on how to calculate appropriate take-offs, unit costs, unbundle items/costs, and estimating skills.
- Lead value engineering efforts, collaboratively with the land development team, engineers, and key members of management within brand/division, to identify areas for cost improvement while maintaining the balance of quality and design aesthetics.
- Evaluate and implement best practices to gain efficiency and accuracy and champion new, innovative products and processes for consideration and implementation.
- Work collaboratively with the Design Studio team and/or other members of management to select standard features and options for all communities (with brand/division leadership approval) and collaborate with Purchasing, Options, Sales, and Marketing (as applicable) to maintain, evaluate and continually improve these features.
- Anticipate material and labor sourcing constraints and continually source relationships with trades and suppliers within and outside the local market and/or at the national level.
- Ensure clear understanding regarding Scopes of Work with all trade partners and vendors.
- Utilizing buyer satisfaction survey and other available metrics, oversee and collaboratively evaluate trade partner/vendor performance with construction/operations, customer care, and sales team members to continually improve trade partner performance; ensures adherence to scopes of work, helps with workload balancing and market issues – to ultimately achieve quality, safety, job completion & cost containment goals.
- Understand, support, and maintain National Contract programs at the local level, with manufacturers and vendors for each product, collaboratively working with home office team members.
- Establish service level requirements and performance/quality evaluation criteria for building products, trade partners, vendors, and material suppliers.
- Manage all aspects of the Company’s purchasing databases (including E-One and other information systems).
- Understand the contracting process and associated local, state, federal, and other regulations; contract law.
- Interpret documents such as blueprints, scopes of work, company/department policies, contracts, bid proposals, pricing, and legal documents.
- Seek out and evaluate new qualified subcontractors to improve trade depth.
- Anticipate cost increases, decreases, risk of loss of trades, changes in material availability, commodity trends, and the effect that these factors have on any aspect of horizontal and/or vertical construction. Ensure that these factors/potential trends are communicated at the brand/division and home office/national level.
- Establish budgets through accurate and detailed estimating of construction plans/drawings. Accurately interpret architectural plans for options and engages in the review/red-lining of all new plans before bidding.
- Perform cost comparisons and analyses as needed to support Land Acquisition/Due Diligence.
- Help enhance option revenue opportunities through proper execution and education with the Design Studio and options team member utilizing financial and capture rate metrics.
- Manage budget revisions for all plan changes (frame walks, specification changes, field redline changes, added options, etc.).
- Review spending variances and engages in cost-saving/improvement efforts.
- Create, compile, and maintain an organized/accurate cost database. Continually update budgets to reflect current costs through regular reporting.
- Ensure accuracy of invoices before submitted to the accounting department for payment.
- BA/BS Degree preferred, or equivalent combination of education and experience required.
- A minimum of 3 years of homebuilding purchasing experience is preferred.
- Previous leadership experience required.
- Strong PC skills required, with a high level of proficiency in Microsoft Office Suite (MS Word, MS Excel, MS PowerPoint, and MS Outlook), Adobe Pro, and internet-based programs such as Internet Explorer and Google Chrome. Prior experience with Corrigo, Enterprise-One/JD Edwards, ShareFile, DocuSign, Envision, and Hyphen Solutions preferred.
