- Plan, prioritize, assign, supervise, review, and participate in the work of staff responsible for facility maintenance.
- Complies with all applicable codes, regulations, governmental agency, and Company directives related to building operations and work safety.
- Establish schedules and methods for providing facility maintenance services; identify resource needs; review needs with appropriate management staff; allocate resources accordingly.
- Performs assigned day-to-day repairs, emergency, and preventive maintenance.
- Participate in the preparation and administration of the facility maintenance budget; submit budget recommendations; monitor expenditures; prepare cost estimates; submit justifications for equipment; monitor budget expenditures.
- Monitor and control supplies and equipment; order supplies and tools as necessary; prepare documents for equipment procurement; prepare specifications and contracts for contract services.
- Completes maintenance and repair records as required. Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks.
- Manages our CMMS to ensure timely completion of work orders and projects. Responsible for also ensuring parts inventory is accurate in the CMMS.
- Develop, organize and train preventative maintenance and safety inspection programs for all facilities and equipment.
- Attend and participate in professional group meetings; maintain awareness of new trends and developments in the field of facility maintenance; incorporate new developments as appropriate into programs. Coordinate with contractors in providing contract services.
- Assists with installation and modification of building equipment systems.
- Assists with troubleshooting and repairs of buildings and installed systems to include plumbing systems, kitchen equipment, roofs, drains, shop, and HVAC.
- Inspects new installation for compliance with building codes and safety regulations.
- Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.
- Maintains grounds of facility or property performing such tasks as raking, sweeping, leaf blowing or snow removal.
- Performs welding, carpentry, furniture assembly and locksmith tasks as needed.
- Responds quickly to emergency situations, summoning additional assistance as needed. Performs other duties as assigned.
- Ability to comprehend and interpret instructions, short correspondence and/or memos and ask clarifying questions to ensure understanding.
- Ability to write routine reports and correspondence.
- Respond to common inquiries or complaints from clients, co-workers, and/or supervisor in a collaborative nature.
- Must Demonstrate the highest standards of professional behavior in all interactions as outlined in the company handbook, under the Standards of Behavior policy.
- Assist Leadership in the preparation and administration of the facility maintenance budget.
- Lead initiative in parts inventory and cost control measures to eliminate waste.
- Lead the maintenance team in 5S and help foster a 5S mentality within the entire facility.
- Strategize and plan preventative maintenance schedules for all equipment.
- Assist in overseeing technician training.
- Develop, Implement and Lead special projects as directed by Leadership.
- Must be at least 18 years old.
- Must have a high school diploma or equivalent.
- 6 years or greater in an industrial setting
- Knowledge and troubleshooting abilities in all levels of electrical voltage.
- Formal technical training or equivalent years of experience in technical field
- PLC programming experience preferred. MHE experience required. Distribution Center and/or Fulfillment Center experience required.
- Hazmat training experience required 5 years of experience in a management role in a facilities and/or maintenance dept.
- Experience with Lean Six Sigma methodology and process improvement in operational environment preferred 5S Training preferred.
- Thorough knowledge of OSHA and state regulations and requirements.
- Ability to build a future state vision, develop a plan of action and manage the daily tactical initiatives that lead to the goal. Strong change agent.
- Strong problem-solving skills.
- Ability to create and implement PM programs and manage capital assets. Skills in building relationships with vendors, suppliers, customers and teammates.
- Works well with a diverse group of people and understands the value of building professional relationships.
- Flexible to work all shifts.
- Must provide proof of right to work in the US.
- Must be willing and able to work overtime as required, may include weekends.
- Must be able to lift up to 50 pounds with or without reasonable accommodation.
- Must be able to stand/walk for up to 10-12 hours.
- Must be willing and able to frequently push, pull, squat, bend, and reach.
- Must be able to continuously climb and descend stairs safely.
- Must be able to work on elevated surfaces as high as 50 feet to include the roof of the building.
- Must be willing and able to work on heavy equipment, such as high pickers, with extend to heights as tall as 35 feet as part of their primary function.
- Regular and reliable attendance
- Must have some proficiency in computer skills.
- Successful completion of a post offer criminal background check.
