Our client is seeking an experienced Construction Contracts Manager to join their team which is currently expanding to meet the demands of growing project portfolios across Greater London.As a Construction Contracts Manager, you will play a pivotal role in ensuring the successful execution of our projects from pre-construction to post-construction phases. Your responsibilities will include:Pre-Construction Phase:
  • Assisting in project tendering and preparation of pre-qualification questionnaires (PQQs) in accordance with industry regulations.
  • Drafting construction contracts using standard forms such as Joint Contracts Tribunal (JCT) contracts.
  • Collaborating with Project Managers and engineers to develop project schedules and budgets, considering UK labour rates, material availability, and building regulations compliance.
Construction Phase:
  • Overseeing contract execution, ensuring compliance with terms and conditions, utilizing contracts such as NEC or ICC terms for international projects.
  • Monitoring project expenditures against budgets, addressing cost overruns and VAT considerations.
  • Proactively identifying and mitigating project risks, including those specific to UK construction.
Post-Construction Phase:
  • Facilitating contract closeout procedures, including final inspections and claims resolution following JCT or NEC dispute resolution procedures.
  • Maintaining detailed records of contracts, negotiations, and communications, adhering to UK data protection regulations.
  • Preparing reports for stakeholders, summarising project progress and budget variances.
Requirements:
  • Extensive experience in construction contract management.
  • Strong understanding of UK construction contracts, including JCT, NEC, and ICC terms.
  • Excellent negotiation, communication, and interpersonal skills.
  • Proficiency in project management tools and contract management software.
  • Working knowledge of UK construction methods, materials, and industry standards.
