- Providing leadership and establishing and maintaining efficient and harmonious on-site working partnerships with subcontractors.
- Overseeing and directing the scheduling, production, and procurement of materials, manpower, and equipment from job conception to completion.
- Reviewing all subcontractor shop drawings and submittals based on the design drawings.
- Preparing and updating the construction schedule on a weekly basis based on percentages of completion.
- Reviewing and validating subcontractors’ monthly draw requests.
- Efficiently and professionally communicating in writing, photographs, as well as orally with owners, design consultants, and governing authorities.
- Preparing agendas and scheduling weekly meetings with subcontractors and suppliers to manage and coordinate all work activities efficiently and timely.
- Obtaining and coding delivery tickets for all items delivered to the job site.
- Fully comprehending and reviewing all subcontractors’ scopes of work.
- Electronically preparing and submitting all weekly project documentation.
- Inspecting all work in progress to ensure that the workmanship complies with the plans and specifications.
- Reviewing all work activities for compliance with OSHA requirements.
- Coordinating all inspections with applicable governing bodies as required.
- Performing site inspections with clients, architects, and/or subcontractors while reviewing details of the plans and specifications.
- Working with the Project Manager to develop and administer the site utilization program, site services, security, and any other necessary arrangements.
- Determining whether all subcontractors are providing sufficient workforces and hours of work to achieve their committed promises of performance.
- Monitoring all subcontracts, material purchases, submittals, deliveries, clarifications, and changes are processed in time to guarantee their arrival at the job site by or before the time needed.
- Providing Requests For Information to the project manager for submission to owners.
- Preparing daily reports, narratives, back-charges, notice documentation, and other special documentation as may be determined by weekly office submission.
- Maintaining a safe and clean job site, a professional appearance, an organized project field office, and fulfilling excellent subcontract and supplier relations.
- 10+ years’ verifiable experience as a Project Superintendent in the commercial construction industry including multistory self-storage projects.
- General construction knowledge with all phases of construction including site work, paving, concrete, site utilities, roofing, steel, electrical, HVAC, and finishes.
- Ability to work with numerous sub-contractors in an efficient manner.
- Ability to read and interpret documents such as blueprints, safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence to document all phases of a project as it progresses clearly. The candidate must be able to compose letters and emails to subcontractors, design teams, clients, governments, and the company.
- Reliable transportation, valid driver’s license, and ability to travel to the job site(s) as assigned.
- Demonstrated success operating and leading a team.
- Passing a pre-employment drug screening and background check.
- Proficient in using the following computer programs within a reasonable amount of time:
- Microsoft Office Suite including Word, Excel, and Outlook.
- Microsoft Project Scheduling.
- An up-to-date CPR/AED certificate.
- OSHA 30 Hour Construction Safety and Health class completion.
- Self-storage experience is a plus.
- Bilingual in Spanish.
