Supports the Maintenance Operations Manager or Maintenance Supervisor in overseeing daily maintenance operations for a complex mixed-use property. Assigns and executes tasks related to repairing and maintaining machinery and mechanical equipment, such as heating systems. Undertakes or delegates general, advanced, or specialized maintenance tasks based on property requirements, encompassing service requests, preventive maintenance, safety meetings, and more.Key Responsibilities:Supervises a team of maintenance technicians to ensure smooth execution of daily maintenance operations, prioritizing efficiency and property preservation.Collaborates with the Facilities Operations Manager to monitor and control R&M expenses within budgetary constraints, including the submission and review of purchase orders. Assists in overseeing the implementation of capital projects.Undertakes routine to advanced carpentry tasks, such as installing new doors, repairing doorjambs, moldings, hinges, locks, shelving, counters, and ceiling tile/grid work.Repairs and maintains machinery like motors, pumps, belts, fans, chillers, water heaters, and conducts routine to advanced painting duties, including drywall/plaster repair and painting.Performs routine to advanced plumbing duties, inspecting, installing, repairing, and replacing pipes, fittings, plumbing fixtures, unclogging sinks/toilets, faucet repair/replacement, pipe repairs/replacements, and fountain repair.Undertakes routine to advanced electrical tasks, including inspecting/testing lighting, wiring, power circuits, replacing faulty switches, lamps, and ballasts.Maintains and repairs mechanical equipment, including heater systems. Oversees the operation of heating, make-up units, and booster pumps. Diagnoses issues, disassembles units, cleans, lubricates, repairs, and replaces parts, including filter changes.
