Lead facilities, partnerships, and strategic development.Job DescriptionUnder the direction of the Chief Operating Officer (COO), the Director of Capital Asset Advancement will be responsible for the management, oversight, organization and communication of the association's capital maintenance plan, facilities and improvement projects. The Director will provide leadership in philanthropic relationship building with vendors/ community connections, capital development advancement and strategic refinement and will serve as lead owner's representative on all construction/ partner projects. This position will manage the long term and annual fixed asset investment plan for the association and managed partner agencies. The Director will assist with supervision of all YCO community and program centers The successful candidate will thrive working both tactically and strategically with the senior leadership team and with various levels throughout the organization.Qualifications

Superior supervisory skills and an enthusiastic personality with the ability to inspire and motivate staff, volunteers and members to create a culture of service within our Branches.Must be highly organized with the ability to work under pressure and handle multiple tasks.Bachelor's degree in facility management, engineering, or a related field along with 8-10 years' experience in a related leadership role; or combination of education and experience;Proven successful experience in facility management, budget management, supervision and controlling the maintenance of facilities, grounds and equipment; extensive, broad-based knowledge and experience with facility mechanical systems and preventative maintenance procedure; must have working knowledge of computers and experience with a variety of software applications.YMCA Multi-Team/Branch Leader certification; if not certified, should obtain certification within 12 months.   • Thinks, communicates and behaves as a cause-driven leader and role model for other staff and members when it comes to desired staff behaviors; promotes youth development, healthy living, and social responsibility in all job-related functions.
  • Coordinates major maintenance/building projects for all facilities including securing bids, and working with Center Executive Directors and various leadership team members to ensure success.
  • Plans, schedules, communicates, and evaluates preventative maintenance schedules for the association. Develops comprehensive annual inspection process for properties; creates bi-annual schedule for maintenance walkthroughs with Center Leadership.
  • Provides leadership, knowledge and training to association in areas of operations including, but not limited to: plumbing, electrical, fire alarms and sprinkler systems, HVAC systems, carpentry, furniture and interior repair, painting and wall covering, cleaning and maintenance, pool, spa, and sauna equipment, flooring, and landscape.
  • Works in collaboration with association risk management related to facility safety and insurance claim management.
  • In collaboration with Executive & Facility Directors, researches and engages in high level problem solving for facility related concerns and delivers quick response solutions that best serve members.
  • Develops long range building plans for all YMCA of Central Ohio properties in order to maintain high quality facilities with maximum utilization; serves as lead liaison with architects and construction companies when applicable.
  • Develops, negotiates and implements consolidated annual purchasing agreements for Association-wide contracted services, housekeeping and maintenance supplies and equipment; monitors warranty agreements for buildings, equipment, and grounds; coordinates insurance requirements for properties and associated vendor/suppliers.
  • Supports COO and CFO with capital needs and capital budgeting; monitors multiple site cost savings with vendors and suppliers, monthly budget and year-end forecasts for maintenance, repairs, and new construction projects.
  • Ensures building codes and regulations are adhered to in all YMCA facilities. Procures and leads energy management efforts and administers environmental programs. Analyzes utility consumption and makes recommendations related to efficiency and providers.
  • Administers facility management software system.
  • Adheres to policies related to boundaries with youth. Participates in required abuse risk management training. Reports suspicious and inappropriate behaviors. Follows mandated abuse reporting requirements. Adheres to job-specific abuse risk management responsibilities.
