- Diagnoses and performs minor and routine maintenance/repairs involving the following, but not limited to:
- Provides highest quality of service to tenants, staff and visitors
- Routinely assists in performing duties to restore apartments to "market ready" status
- When conducting property inspections, including models, offices, vacant or occupied units, all employees have the responsibility of determining if any potential liability or safety hazards are present on behalf of the Company. Any potential liabilities should be reported to your Maintenance Manager.
- Immediately corrects unsafe conditions (i.e., broken gates leading to pools, broken steps, open holes, broken/burned out exterior lights, etc.)
- Inspects and maintain all tools in excellent condition
- Performs work area clean-up and safety-related duties
- Adhere to all safety procedures regarding the proper use of personal protective equipment (PPE) as tasks dictate
- Use safety equipment (goggles, masks, gloves, etc.) as tasks dictate
- Knows and adheres to all federal, state, and local laws as well as all policies and procedures
- Participates in standby emergency schedule for evening, weekend and holiday coverage
- Maintains regular and on-time attendance in the workplace
- Supports and follows operational policies and standards
- Supports and follows the safety program
- Constantly standing and/or walking
- Frequent bending/squatting/kneeling
- Frequent climbing of stairs and/or ladders
- Frequent reaching above shoulders
- Frequent grasping with left and/or right hand
- Frequent use of finger dexterity
- 2-3 years’ experience in the maintenance field required.
- Must have a valid driver’s license.
- Must have his or her own basic hand tools.
