Plant Maintenance Technician/GroundsReporting Relationship: Plant ManagerPosition Summary:Under the supervision of the Plant Manager, performs a variety of routine to-skilled general preventive maintenance duties in the repair, alteration and modification of, buildings, equipment, facilities and will participate in the maintenance of the lawn and grounds during the growing season.1. Inspects equipment and facilities for proper operation and working condition; maintains routine records and determines type and extent of malfunction of equipment and, as necessary, adjusts, disassembles and repairs or replaces parts or components, reassembles and tests for proper operation. Reports more serious problems plant manager for instructions or maintenance scheduling.2. May attend gas-fired steam boilers, hot water boilers and heaters; may make necessary adjustments to ensure proper steam pressure, combustion, water flow, water level, and proper operation of safety devices and auxiliary: equipment. Tests water and adds chemicals as necessary.3. May service and make repairs to heating, air conditioning and refrigeration equipment including fans, motors,radiators, thermostats, dampers, and regulating controls; replace filters and fluids as necessary; and maintain routine records of repairs.4. Performs a variety of general semiskilled-to-skilled maintenance, alteration and repairs to machinery, equipment or facilities as assigned or in accordance to basic skills and abilities, and standard procedures, diagrams, or manufacturer’s instructions, such as the following: Routine electrical maintenance, replacement or alteration of switches, control equipment and mechanisms, motors, transformers, relays, generators, appliances, fixtures, alarms, communication equipment, etc. General mechanical maintenance of hospital and clinic equipment, kitchen equipment, office machines and equipment, etc. General plumbing maintenance including maintaining, repairing, and/or altering steam, gas, water, air, and sanitary plumbing pipes and fixtures. Bend, cut, ream, and tread pipe, wipe joints, test joints and pipe systems leaks. Repair and replace valves, repair leaks, and clear drain stoppages. A variety of routine maintenance duties such as repair and assembling extension cords, replacing fuses, fluorescent ballasts and tubes, clean and lubricate motors and other machinery. Clean sink and grease traps, re: and repack valves, assemble equipment, and other related items. A variety of routine manual duties as required, such as moving supplies, furniture, equipment, remove trash, scrap material, and replacing light bulbs. Must have the knowledge to complete complex work requests, where experience and training are necessary elements to complete these work requests.5. Responds to calls for emergency repairs: completes repairs and documents services rendered.6. Must know operation of the Emergency Diesel Generator, perform and document required testing and preventive maintenance on schedule.7. Performs a variety of routine manual duties as required, such as moving supplies, furniture, equipment, remove trash, scrap material, replacing light bulbs and keeping work area clean and tidy.8. Coordinate efforts to see that the lawn is maintained by mowing, trimming, edging, watering, and fertilizing when appropriate.9. Maintains lawn equipment routinely and use safety precautions when operating mechanical, gas, or electrical equipment.10. Operates sprinkler system and watering cannon efficiently using appropriate safety precautions.11. Inspects grounds for litter daily.12. Maintains trees, shrubs, and flowerbeds when appropriate.13. During the winter, will be responsible for the removal of snow from all entrances to the building as well as all sidewalks, helipad, parking areas and driveways.14. Painting interior and exterior areas of the hospital as appropriate, including prep work and also cleanup.15. Run errands for the hospital staff which may include picking up mail, parts, supplies, etc.16. Cleans work area and equipment such as the maintenance shop, work site, and various hand tools. Works with cleaning fluids, agents, chemicals, and paints using normal, routine, and protective equipment to complete work and maintain apartment units. Sets up and removes folding tables and chairs to assist at community events. Works in a variety of weather conditions while performing work.17. Performs other related duties as assigned or requested.Education:High school diploma or equivalent.Certifications/LicensureRequired: Must have current and valid Driver's LicenseExperience:Must be able to use hand and power tools for the following crafts: mechanics, plumbing, woodworking, grounds, painting, electrical, plaster and masonry. Ladders and related essential equipment would be available for use for operation of the facility.Position Hours:Expected to work hours up to - 10 plus with callPersonal Skills:Must demonstrate the ability to interact and work harmoniously with patients, families, staff, physicians, allied health members and community members.
