QUALIFICATIONSMinimum of 5 years experience as a Project Manager on large, complex, or specialized projects. Demonstration of managerial abilities, excellent communication skills, and refined business judgment. Excellent understanding of Enterprise software, budget/commitment differentiation, cost control techniques, and cost projection procedures. Knowledge of Vista/ViewPoint or ProCore a plus.EDUCATION AND EXPERIENCEEducational and experience requirements include: 4 year engineering or business degree or equivalent-related experience, plus extensive (fifteen or more years) experience/knowledge of construction, design, finance, and management required, with a significant amount of experience with Interiors, Renovations, Tenant Improvements, etc.COMPENSATION$150,000 - $200,000+ - DOE.
Please include desired compensation range.The Senior Project Manager is responsible for project administration and for providing overall project leadership to the Project Team, including the Superintendent, Project Manager, Project Engineer and other jobsite staff in the execution of their duties. Responsibilities may relate to one or more projects. The Senior Project Manager shall anticipate and manage project-related issues. The Senior Project Manager shall involve Company senior management to assist in resolving project-related issues as necessary. The Senior Project Manager may also market Company capabilities to potential customers and perform other business development activities as needed.Our client provides General Contracting and complete Project Planning and Management services and serves California's most dynamic markets from multiple locations throughout the state.   • Accountability — The Senior Project Manager is responsible and accountable for project profitability, project completion per the contract schedule, and client relationships.
  • Building and Maintaining Relationships — The Senior Project Manager shall establish and maintain effective and good working relationships with Owners, Architects, Engineers, subcontractors, suppliers, and other project team members. The Senior Project Manager is the primary point of contact for all construction-related activities on project (e.g., labor unions, public, public agencies, design team, owner, subcontractors, etc.)
  • Project Leadership — The Senior Project Manager shall provide leadership, development, and supervision of project staff to ensure project goals (schedule, quality, client satisfaction, financial) are achieved.
Project Development and Management
  • Assist with responding to Requests for Proposals and Bid Estimates.
  • Assure that Owner Agreement is signed before starting work or that senior management is in agreement with a different course of action.
  • Review and comply with all aspects of the Owner Agreement; assure that project team understands the special requirements of the project and contract documents.
  • Perform all required pre-construction services on a project.
  • Manage project team personnel.
  • Manage the development of and review all project estimates and schedules.
  • Manage the project administrative requirements for a project in conformance with the Project Management Procedures Manual.
  • Manage the Cost Control procedures for a project.
  • Responsible and accountable for monthly total project cost projections and review with direct report for that project.
  • Review construction team s activities and field issues with the Superintendent or General Superintendent (as appropriate).
  • Negotiate with subcontractors regarding subcontract agreement and change orders.
  • Enforce subcontractor s compliance with subcontract agreements including all insurance and bonding requirements.
Quality Control
  • Prepare (or review as appropriate) monthly total project cost projections, schedule updates, summaries of Prolog reports, status of monthly progress billings, and status of Owner payments. Report on overall project status to direct report at least monthly.
  • Regularly meet with client and designers to ensure ongoing satisfaction.
  • Regularly walk each project to verify performance relative to the Project Schedule and Owner s quality expectations.
  • Take appropriate and timely action to remedy deficiencies.
  • Responsibility for prompt close-out of all projects.
SUPERVISORY RESPONSIBILITIESSupervise Project Managers, Project Engineers, and Project Administration staff as appropriate for each project.Benefit program includes:Medical, dental and vision coverage
