- Reports into Senior Director of REWS
- Demonstrate financial responsibility to develop and administrate annual operating and capital budgets.
- Design and help implement guidelines, best practices, and standards for cross-functional service teams.
- Create a welcoming and collaborative workplace through proactive management and by building outstanding relationships with all stakeholders.
- Report out on program updates on a weekly, monthly basis to all levels of the organization.
- Develop annual operating budget for each program. Identify cost-savings opportunities. Review expenses monthly and develop variance explanations.
- Complete monthly reforecast of expenses. Execute promptly on direction to revise spending as required by company targets.
- Proven ability to develop, track and report on annual expense budgets
- Proven ability to develop, track and report on project capital budgets.
- General knowledge of industry accepted accounting procedures.
- Manage supplier relationships including vendor service contracts, periodic and ongoing performance & budget (KPIs, SLAs), Quarterly Business Reviews, financial review, conducting RFPs, and assuring performance of program.
- Assists in the development and implementation of real estate operational policies, procedures, and practices. Collaborate with global peers to ensure consistency of services, alignment on procedures.
- Undertake regular vendor quality checks/audits and ensure customer satisfaction.
- Proactively address facility issues, complaints/escalations, or incidents including tracking action plan to closure.
- Maintain Facilities in compliance with local, county, state and federal regulations.
- Manage day to day Facilities Engineering and ensure building uptime.
- Manage outside vendors, including the integrated facilities management provider, to assure reliable and cost-effective building systems. This work will require engagement with all levels of corporate organization to improve the workplace experience as measured by performance metrics, customer satisfaction, and innovation efforts.
- Manage contract services in support of building and facility operations including proactive and reactive maintenance and repair of mechanical, electrical systems, back-up generators, building BMS systems, elevators, and other technical building systems required to support the business.
- Implement and maintain programs and projects to maximize the utilization of facility assets.
- Serve as the East US Facilities representative during compliance and regulatory audit activities, including FDA and ISO audits.
- Perform other duties as assigned supporting the facilities engineering and maintenance impacting the employee experience and delivery of services.
- Develop, supervise, and implement coherent strategies for providing a high quality, cost-conscious, consistent level of facility maintenance.
- Manage customer facing contract services in support of general employee services such as cafeteria services, coffee & tea services, landscaping, janitorial, trash & recycling, mail distribution, pest control, etc.
- Manage, train, and motivate the Workplace Experience team, including outsourced programs, to exceed expectations and deliver excellence across the suite of services within our portfolio.
- Ensure all Workplace Experience services are delivered to standard.
- In leased properties, manage landlord relationships and operational obligations are being fulfilled. Provide remote services as required to field sites for items not supported by the landlord.
- Perform other duties as assigned supporting the operations impacting the employee experience and delivery of services.
- Develop, supervise, and implement coherent strategies for providing a high quality, cost-conscious, consistent level of operational workplace services and amenities.
- Proactively address facility issues, complaints/escalations, or incidents including tracking action plan to closure.
- Minimum Bachelor's degree and at minimum twelve years of relevant post-graduate professional experience in facilities engineering and maintenance for commercial buildings including general administrative, R&D, manufacturing buildings with a minimum of five years of experience leading a team, with a demonstrated progression to greater levels of responsibility and leadership.
- Broad knowledge in the areas of facilities management, including building MEP systems, EH&S and regulatory compliance, including soft services operations
- General knowledge of mechanical and electrical building systems, capacities and performance criteria
- Strong understanding of the financial analysis process, P&L, ROI and sound business judgment.
- Detailed knowledge of facility operation methods and project management techniques.
- Knowledge and experience with common building systems and Industry operational practices for operating, activating and de-energizing building systems.
- Excellent problem solving and communication skills.
- Experience in managing effective and positive relationships with outsourced suppliers.
- Experience with space utilization (moves/restacks/shared workplace).
