Join a mission driven and growing General Contractor who is transforming local communities. Opportunity to lead a Preconstruction department and champion design, development, and planning initiatives from concept through construction completion.This person will report directly into the COO and be responsible for driving design, development, and planning for the client to take their concept through construction completion:
  • Establish conceptual estimates during project pre-development.
  • Develop early project schedules and timelines
  • Work with the design team and developers to assist in site evaluations for new construction, confirming identifiable site risks. Establish budgets to inform development teams of costs and risks of any known items with potential property purchases.
  • Work closely with design team and developers on renovation projects to survey existing conditions and establish scopes and budgets for renovation and restoration/historical projects.
  • Interface with local, regional and state agencies to identify permitting and special inspection requirements that impact the scope, timeline and budget of construction.
  • Refine conceptual estimates during Schematic Design, working with the design teams for constructability reviews and selection of building systems and materials to meet project budgets.
  • Manage selection and procurement of commodities during preconstruction phase, establishing allowances for the design team selection of products to meet the construction budget.
  • Handoff of project budget and scope definition to Project Management team at issuance of Construction Documents, assisting the team through final bidding and buyout process.
  • Establish and maintain standard scope of work packages for each subcontract and supplier trade.
  • Assist in the creation of project-specific subcontractor final scopes of work and the final selection of subcontractors and suppliers.
  • Develop and maintain historic cost database to maximize estimating efficiency and increase conceptual estimating accuracy.
  • Assist in developing policies/procedures for the Construction department, making recommendations for new policies and required updates and maintenance of existing policies.

  • Bachelors degree in construction, civil engineering, OR equivalent industry specific experience
  • 15+ years of construction experience
  • Prior commercial construction OR multifamily construction experience
  • Proficiency in Microsoft Office suite software
  • Proficiency in On Screen Takeoff software
  • Proficiency in Procore Software
  • Strong procurement experience and the ability to negotiate and write scope contracts
  • Strong attention to detail
  • Demonstrate a sense of urgency, professionalism, and drive
