Facilities Foreperson/SupervisorWe Go Beyond for A Safer WorldTe Tūranga - The RoleAn exciting opportunity awaits to join our Tait Team as the Facilities Foreperson. In this role, you'll be responsible for ensuring the smooth functioning of the facilities at the Tait Communications Christchurch campus. With multiple tenants on campus, you'll engage with both Tait and non-Tait occupants, ensuring top-notch customer service and always upholding a professional standard. Your duties will include implementing planned maintenance programmes for all building systems, in coordination with other property team members, and oversight of professional trades supporting heating, ventilation, electrical distribution, plumbing, security, landscaping, and other miscellaneous systems. This position reports directly to the Property Project Manager.The duties of the role will include:
  • MAINTENANCE - Coordinate and action planned maintenance for all buildings. Conduct general maintenance for building services and structures including completing HVAC, electrical, plumbing, security, landscaping, and carpentry repairs etc. Actioned through a mixture of inhouse and external trades as work bandwidth requires. i.e. This is a 50/50 hands-on, trades supervision role.
  • PROJECTS - Oversight of trades associated with programmed capital works and upgrades as directed by Property Project Manager.
  • TRADES OVERSIGHT - Source and supervise contractors where specialist work is required. Responsible for all trade contractors onsite, and the delivery of multiple services and utilities.
  • HEALTH & SAFETY - Planning and Coordination of all Building Contractors attendance on site. Ensuring attendance is managed, through health and safety inductions, toolbox talks, and the use of permits when entering site, as well as providing suitable levels of supervision. Generation and use of SWMS (Safe Work Method Statements) and other supporting H&S documentation associated with maintenance works.
  • QUALITY - Supervision of all external contractors while on site to ensure all Quality obligations are met and ensuring that accurate records documenting contractor performance are kept using iAuditor software and other approved tools.
  • COMMUNICATION - Provide briefings to Property Project Manager and Property Administrator, allowing excellent communication with both Tait and non-Tait Tenants. Ensure that all tasks are actioned, and customer communications are kept up to date as to when improvements will be implemented, and issues resolved.
  • DOCUMENTATION - Update site documentation as required to reflect changes to site services, and team layouts
  • ON-CALL ROSTER - Participate in on-call duty cycle for after-hours faults.
  • BWOF - Assist with "BA24 Owners Compliance Schedule" inspections for all campus buildings to predetermined standards.
Ō pūkenga - About YouTo excel in this position, you should hold trade qualifications, such as in mechanical or electrical fields.As well as:
  • 3-5 years of trade expertise, preferably including general engineering, air conditioning, plumbing, and electrical exposure
  • Supervisory experience with teams
  • Proficiency in CAD drafting would be desired
