- Be competent in the analysis of building defects including collection of information and measurements.
- Be competent in undertaking Technical Due Diligence (TDD) surveys and associated report writing.
- Be competent in providing reasoned advice and appropriate recommendations, including the preparation and presentation of reports.
- Undertake the role of Contract Administrator and be able to give advice / implement procedures necessary for the smooth running of a construction contract for the duration of the project’s lifespan, including design, tender, construction and defects liability stages. This must also include a knowledge of the contractual, legislative and statutory requirements of the project contract.
- Undertake the role of Project Manager, including management of appointed specialists and sub-consultants in order to develop project specific design and construction solutions.
- Be able to prepare designs and specifications, including at outline/initial and detail stages.
- Report and advise on the adequacy of progress and the quality of building works being undertaken by third parties.
- Preparation of condition records.
- Preparation of schedules of dilapidations and negotiation of such with the relevant parties.
- Preparation of Reinstatement Cost Assessments (RCA’s).
- Advise on the preservation/conservation of historic properties.
- Advise on the management and supervision of maintenance of buildings, including the preparation of Planned Preventative Maintenance (PPM) schedules.
- Undertake development monitoring.
- Undertake the role of Project Supervisor Design Process (PSDP) and being competent in the management of health and safety issues and the requirements for compliance.
- Knowledge of building mechanical and electrical systems.
- Carry out other functions as required by the Head of Department to ensure the smooth running and operation of the Building and Project Consultancy.
- Advise clients of their options and propose an appropriate strategy together with involvement of the client as required and carry out the required service to achieve the strategy.
- Reporting to clients, including adhering to client specific procedures and keeping in regular contact.
- Become a single point of contact for clients.

- Minimum two years post qualification experience.
- Chartered Building Surveyor with SCSI or RICS membership.
- Ambitious, motivated, able to work unsupervised and can operate within a close knit team.
- Flexible approach to working hours dependant on nature of client instruction.
- Must have the capacity to manage individual instructions, build and maintain client relationships and provide an outstanding level of client care.
- Must be proficient in AutoCAD software.
- Practical understanding of commercial property.
- Strategic approach to problem solving.
- Excellent interpersonal and influencing skills.
- Strong written communication and report writing skills with good attention to detail.
- Must hold clean full driving licence.
