- Manage the project closeout process, including but not limited to, coordinating punch list work, contractor ancillary work, and coordinating with the Campus Building Department to arrange final inspections, Temporary and Final Certificates of Occupancy.
- Close out the contractual obligations including filing for Substantial Completion, collecting contractor closeout deliverables, and submitting the project for closeout in the Unifier Project Management and Financial system.
- Manages small design and construction projects from developing the scope and budget, including bidding, contract award, change orders, payment applications, supervising construction and contractors, and project closeout.
- Report project status and results to clients and Capital Projects' management.
- Oversees and ensures all contractor's closeout documentation meets the contract requirements and are properly turned over to the department's closeout manager to submit to the appropriate entities, including warranties, as-built drawings, and Operations & Maintenance Manuals, and record drawings from the design team.
- Supports and assists senior project managers on large projects, from the planning and design phase, through the closeout process including but not limited to maintaining project documentation and logs, reviewing contract documents and change orders, reviewing project progress and assisting with inspection, drafting and reviewing project schedules, budgets, construction documents, estimates, etc.
- Interfaces and coordinates work with other units, i.e., Campus Building Department, Parking and Transportation, EH&S Fire Marshal, Facilities Services, UCPD and bIT.
- Takes initiative to make recommendations to modify construction and design contracts to incorporate needs of the project closeout.
- Performs organizational and administrative activities not directly relating to projects, including serving on organization committees representing the department or unit.
- Knowledge of building and construction, design, construction contract administration and California Building Codes.
- Skills to develop project scope and drawings.
- Computer skills in word processing, spreadsheet, and project management software.
- Good written, verbal, and interpersonal communication skills, including effective negotiation skills.
- Good organizational and analytical skills.
- Detail oriented to accurately proof contracts and other documents.
- Demonstrated ability to manage contractors and maintain compliance to the agreed-upon scope of work and budget.
- Bachelor's degree in related area and/or equivalent experience/training.
