POSITION: Facilities Coordinator LOCATION: Makati City JOB QUALIFICATION: Knowledge and Experience: Bachelor's/College Degree in Electrical/Mechanical Engineering, Professional License (Passed Board/Professional License Exam Education and Certifications: At least Two (2) years of work experience in the related field Skills and Competencies : Technical Skills Leadership Skills Analytical and Problem-Solving Skills Decision-Making Skills Job Description: 1. Vendor Management 1.1. Setting up of vendor's SLA and KPI. (e.g., Preventive Maintenance of Elevator, Air-Conditioning System, Fire Pro System, FDAS, etc.). 1.2. Collate all documentation pertinent to building vendors. 1.3. Monitoring of Facility Operations, Security and Housekeeping. Report any irregularities in a timely manner. 2. Technical Operations 2.1. Ensures that the Technical/Maintenance vendors are implementing the stipulations stated in the service agreement contract. 2.2. Develop and implement systems essential to maintain the facility and all machinery and equipment in the facility. 2.3. Ensures the equipment availability with minimal downtime. 2.4. Ensures that Client Requests/Concerns are attended to and provides immediate actions/recommendations. 2.5. Make a regular inspection of the facility. 2.6. Ensures that facility equipment critical in the operations is in good condition and efficiently running. 2.7. Prepares equipment and facility assessment and recommends for efficient operations. 2.8. Ensures that all critical equipment is covered by a maintenance contract. 2.9. Ensures that replaceable equipment/utilities / machinery parts are available prior to the expected date of replacement. 2.10. Ensures that there is enough stock of frequently used materials for operations. 3. Health and Safety 3.1. Prepares and implements fire safety standards and procedures for the facilities. 3.2. Ensures safety policies are properly implemented. 3.3. Regularly check safety gadgets and fire hazards. 3.4. Conducts training and seminars regarding the Life Safety Standards of the building. 4. Monitoring of Operations 4.1. Conduct regular inspections of the facility. 4.2. Lead and supervise the Facilities Management Team and other related personnel in the operations. 4.3. Provide regular reports to the client and Facilities Management Head of Operations regarding the facility operations. 4.4. Conducts regular meetings with the client to update the status of the operations. 4.5. Ensures that client issues and concerns are resolved immediately. 4.6. Ensures to practice a great sense of feedback for all the client concerns endorsed to the Facilities Management Team. 4.7. Ensures to comply with the Tenant Survey Feedback at a given deadline. 5. Operational Enhancement 5.1. Suggests ways to develop and implement ways to enhance the appearance and efficiency of the facility and its equipment. 5.2. Suggests ways to develop and implement ways to improve the operational procedures of the Facilities Management. 6. Personal Development 6.1. Participates actively in KMC activities such as corporate meetings, training, social affairs, and other company activities. 7. Others 7.1. Perform other related works that may be assigned by the Management.
