- Manage all aspects of the preconstruction process, including conceptual estimating, budgeting, procurement, risk management and estimating, design, schedule, and health and safety
- Manage the products of accurate conceptual estimates from limited information, and update and review throughout the preconstruction period
- Advise client designers and consultants on cost parameters to be used in the development of the design to meet the set budget
- Work closely with Owners and Consultants to discuss available options and provide advice on construction, methodology, and materials solutions
- Understand and advise on the overall construction plan, including schedule, constructability, and logistics, together with their impact on project costs
- Be responsible for the development and maintenance of specific Project Risk & Opportunity Schedule, including chairing meetings with the project team
- Contribute to the assembly of proposal documents
- Collaborate with others to develop, recommend, and implement the project execution plan after being awarded the project
- Recommend project subcontractors and suppliers utilized in assembling or closing tenders and for project execution.
- Produce regular pre-construction reports for both internal and external use
- Manage the prequalification and procurement process
- Regular chairing/attendance at meetings and communications with clients
- Coordination of estimating/preconstruction activities with operations
- Initiate processes to ensure client requirements are understood and met
- Bachelor’s degree in construction management, civil engineering, or a related field
- Analytical skills with the ability to understand and evaluate risk and provide effective solutions
- 5+ years of experience in preconstruction, construction, and/or a related industry
- 3+ years of previous experience including quantity survey, cost evaluation, presentation, and communication with clientele
- Familiarity and demonstrated experience with multiple forms of collaborative project delivery, including design-build methods and hard-bid
- Ability to be a natural leader who enjoys teaching and mentoring others
- Strong communication skills with clients, design consultants, team members, vendors, and subcontractors
- Ability to negotiate for a win-win solution
- Salary: 110k-175k annually
