Salary: £20,000-£30,000 DOEA fantastic opportunity has arisen for a Property Manager to join a well established firm in Bristol.Looking for a high calibre individual to look after a large portfolio of student and professional properties, the ideal candidate for the role will have a strong Property Management background and will be keen to join a forward thinking firm.The Job·Managing approx. 250 properties, but with 2 PM assistants within the team of 6
·Working closely with the portfolio Landlords to understand their individual requirements and build a solid working relationship
·Liaising with tenants and helping them to understand what is their responsibility and what is the landlords
·Ensuring a balance between Landlord spend, servicing the Landlords' tenant and maintaining the value/standard of the Landlords' property going forward
·Instructing maintenance, getting quotes, managing overseeing and signing off contractors works
·Carrying out property inspections and check outs
·Dealing with deposit processing, returns and disputesEssential qualities·Well organised and prepared
·Good solid organised administration skills
·Working within time limits
·A basic knowledge of how a house/property works/operates
·Good confident customer service skills
·Problem solving and using initiative
·A calm personality able to deal with different situations is essential
·Able to work calmly and efficiently during busy periods when under pressure
·Ability to organise their portfolios maintence and diary on a day to day basis whilst planning for future busy period such as check outs and deposit returns
·Positive, conciliatory attitude with the ability to listen, hold the initiative and deal with parents, tenants and landlordsEssentials/preferences·Lives locally
·Driving licence
