Building Services SupervisorSalary: Up to 48k DOELocation: Watford HertfordshireThe opportunity has arisen for a building services supervisor’s role at Pareto FM to deliver mechanical and electrical services to a corporate office in Watford Hertfordshire.Job Overview:The Building Services Supervisor will oversee the maintenance, repair, and efficient operation of various building systems within the client’s property. They will play a critical role in ensuring that all facilities are well-maintained, safe, and compliant within the regulations. This position will involve managing a team of onsite maintenance staff and coordinating with contractors plus the client and third-party stakeholders.DutiesTo include, but not limited to:
  • Communicate with the client on a day-to-day basis and manage the on-site relationship between Pareto FM and the client. Plus, third party stakeholders. This is to include acting as the conduit between any issues raised concerning the team by the client, and for feeding back any issues discovered by the on-site team or sub-contractors to the client.
  • Supervise and coordinate maintenance activities related to building systems, including HVAC (heating, ventilation, and air conditioning), electrical, plumbing, fire safety, and other essential services.
  • Complete full daily updates on CAFRAM system and engage on weekly WIP calls with the HD.
  • Manage the team day to day ensuring that they operate effectively and with the correct conduct.
  • Lead the team assigning tasks, monitoring performance, and providing guidance
  • Conduct training sessions for staff to enhance their skills and knowledge.
  • Ensure all engineering shifts and OOH rota is covered arrange the necessary holiday and sickness cover with the team.
  • Ensure all statutory compliance is completed as per the contract, and that all paperwork of this can be evidenced and uploaded to drop box folders.
  • Ensure that any changes to emergency maintenance systems, building fabric, infrastructure and other engineering elements are captured and provided to the client to be able to update O&M manuals/drawings.
  • Ensure all planned jobs are being undertaken as scheduled, monitor and provide assistance to ensure the schedule is met. Ensuring the helpdesk is updated accordingly.
  • Order materials required for tasks.
  • Quote for minor works and new works around the site
  • Carry out site inductions when needed to engineering staff new and subcontractor attending site.
  • Implement the permit to work system required for site.
  • Be available as on-site contact always representing Pareto well.
  • Act in best interest of the Account Manager during their absence ensuring contract is delivered successfully.
  • Address any safety concerns promptly and implement corrective actions.
  • Manage all site sub-contractor visits including organising their attendance.
  • Provide information requested for monthly reports from the Account Manager
  • Ensure that new ideas and innovations are raised to the Account Manager
  • Take total ownership of the site.
  • Foster a positive work environment.
Experience:
  • Previous experience in building maintenance, facilities management, is required.
  • NVQ, BTEC, NNC in Electrical or Mechanical Engineering or equivalent
  • 17th/18th Edition Qualified – desirable
  • C & G 2391 – 52 desirable
  • IOSH Managing safety.
Skills:
  • Strong communication skills to interact with residents, staff, and contractors.
  • Organizational abilities to manage tasks efficiently.
  • Mechanical and Electrical aptitude for understanding building systems.
  • Problem-solving skills to address maintenance issues.
  • Customer service orientation.
  • Knowledge of Simtronic lighting systems would be an advantage.
  • Have a good eye for detail.
  • Have good organisational skills.
  • Possess a suitable trade qualification and have a broad knowledge of other trades/working practises.
  • Experience of working within a multi-skilled/customer focussed environment.
  • Ability to make key decisions, be comfortable with responsibility and accountability for successful outcomes in service delivery.
  • Experience of supervising or managing a team and leading by example is essential.
  • Excellent problem-solving ability, a solutions-focussed approach and comfortable working within a continuous improvement environment.
  • Have effective communication skills with the ability to develop good working relationships.
  • IT Literacy is essential, especially the use of various Microsoft packages.
