Providing support for the Team Leader and Lettings Director in the general running of the office, in ensuring the team are providing effective, efficient and professional lettings service to landlords and tenants.Property Manager - Scope of Role: Leading by example and delegating tasks with the aim to exceed standards of performance and targets set. Motivating your team and new recruits, ensuring they receive the training and support they need to flourish in their career. Along driving the business forward on the sales side. Property Manager - Responsibilities: • Identifying and maximising business opportunities • Delivering exceptional customer service over the phone and face to face • Working towards and achieving personal and branch targets • Representing the company in a professional manner • Reviews • Completion of Pre-tenancy; registering deposit, introduction to landlord and tenant, welcome letters, inc change of utilities • Upselling & renewing products i.e. Rent Guarantee, Insurance etc • Maintenance - actioning and processing new ones, with landlords, tenants and contractors. Chase until completed. Upon completion the save the photos of the complete works from the contractor and forward invoice to accounts for processing. • Monthly Compliance/IDs/Right to Rent Checks/Contractors Liability Insurance - print off report and work with the Property Manager Lettings Apprentice in order to get these completed and update to the system. • Renewals - print off report and work with the Property Manager Lettings Apprentice in order to get these agreed to fixed terms and rent increases. • Arrange renewal of Rent Guarantee Insurance • Drawing up and Serving Section 8,21,13 notices. Also attending Court hearings if required. • Check Outs- arranging with tenant and contractor, along with arranging any works and processing deposit returns/claims via the DPS or Flatflair, once money is in forward to accounts for them to process. • Relets - Advising accounts and Senior Negotiator of property becoming available, for them to action and remarket. • Referrals to Sales if landlord looking to sell • Inspections - print off monthly report, work with Property Manager Lettings Apprentice in arranging for them to carried out and booked in with the inspection clerk. Once the report has been completed from the clerk, then contact landlord, tenant and contractor to carry out any works needed. • Offering yearly portfolio reviews to landlords. Property Manager - Requirements: • You must have proven property management skills, excellent communication skills and a professional and courteous manner. • You must have high levels of numeracy, accuracy and attention to detail. • You will possess good organisational skills and the ability to use own initiative is also essential. • Good timekeeping and the ability to manage working time efficiently at all times.
