- Understanding of project and program management principles, methods and techniques.
- Set up project using through proper accounting procedures. Understands project cost reporting systems and can use them to accurately communicate the financial status of a project.
- Establish and maintain a working relationship with the Client, based on a commitment to industry leading customer service that results in complete customer satisfaction and future project opportunities.
- Manage the day-to-day project activities and resources to ensure projects and programs are proceeding according to scope, schedule, budget, and quality standards.
- Conduct site visits to monitor the progress of construction, review status of work completed during the period covered, review that work is generally proceeding in a good and workmanlike manner and in general accordance with the approved drawings and specifications.
- Maintain project budgets. Review design and contractors' payment requisitions and budget status, review of subcontracts, bonds/subcontractor default insurance, review of change orders, review of monthly Job Cost Reports, adequacy of contingency, review of lien waiver and other documentation submitted by the Contractor.
- Review A/E and Contractor proposals for completeness, revise as necessary, and negotiate best possible contract.
- Review contract drawings and specifications for completeness and general compliance with commonly accepted architectural /engineering best practices.
- Conduct meetings with appropriate parties and prepare minutes.
- Analyze direct and indirect cost budgets including cost estimate back-up and coordinate with the Cost Advisory group performing estimates, spot quantity take-offs, and review of supporting documentation submitted by the architect, contractor, and subcontractors.
- Review and make relevant comments concerning the terms of the construction agreement, the submitted subcontracts, architectural and engineering design agreements, as well as review both Contractor and Architect’s qualification statements.
- Partner with the Client, Architect, and Contractor, and assist with job specific procedures and adjust progress as necessary to insure timely completion of project.
- Develop and deliver progress reports, proposals, requirements documentation, and presentations to various audiences, including project team and key stakeholders.
- Prepare or assist in preparation of documents (schedules, invoices, RFI’s, submittals, change orders, meeting minutes, inspections, closeout, client presentations) for design and construction and maintain information in project management software.
- Work creatively and analytically in a problem-solving environment demonstrating teamwork, innovation, and excellence.
- Responsible for ensuring all aspects of client services are delivered at the highest level to ensure the client’s needs are addressed.
- Minimum 8 years of experience in construction (commercial).
- Bachelors’ Degree or related construction experience.
- Excellent written, verbal and analytic skills.
- Ability to work in a team environment.
- Financial management familiarity for project tracking and forecasting.
- Understanding of contract documents, specifications, project plans, and all other project related documents.
- Highly motivated self-starter.
- Ability to multi-task and identify priority activities.
- Computer skills, including MS Office, MS Project, Bluebeam/Adobe, OneNote, construction project management software.
- Basic knowledge of construction estimation.
- Basic knowledge of the financial components that create payment applications, change orders, and other construction financial documents.
- Possess the ability to manage multiple projects simultaneously and identify priority activities.
- Self-directed and able to function with ease as part of a team and to effectively collaborate with internal and external resources.
