As the Transaction & Leasing Senior Manager, you will be responsible for end to end property management process. You will manage the activities of our brokerage vendor partners to ensure the timely delivery of real estate and coordinate activities with other leads within the Global Real Estate Team (e.g. Design & Build, Facility Management) and internal partner teams to integrate participants into an overall delivery process.The ideal candidate will be experienced with scaling, and coordinating multiple complex office expansions and transitional projects in a fast-growth environment. To be successful in this role, you will have had significant previous experience in similar roles and a track record of efficient execution.- Direct the real estate transaction & leasing strategy and alignment at a global and regional level with methodology on future state transaction & leasing needs across the Americas portfolio to support day-to-day management, expansion, consolidation, shifts to temporary/remote work and return to office plans in partnership.
- Manage the entire lifecycle of real estate activities from confirming business needs, developing site selection criteria, managing market studies and tour activities, analysing capital requirements, and developing business case development, to coordinating approval processes inclusive.
- Direct real estate strategic analysis, reporting, forecasting, and industry trend alignment including capacity assessment, space planning, and capital requirements. Create business cases for the entirety of workplace needs including lease obligations and build-out capital requirements.
- Develop programs, processes, dashboards and KPIs to ensure the real estate portfolio supports the performance of the business.
- Manage regional properties and ensure compliance with country-level requirements. Negotiate contracts and lease terms with all third parties. Ensure monthly reporting and rent payments are made on time.
- Provide executive summaries and communications to senior leadership on the status of the portfolio and forward-looking plans by locations.
- Manage portfolio operating costs and capital expenditures within budget; identify leading practices that optimize costs. Responsible for accuracy in the annual budgeting process as well as ongoing expense and headcount forecasting.
- Innovate thought leadership solutions to address challenges, opportunities, gaps, standardisation, optimisation, efficiencies and customisation.
- Lead related projects as assigned across the region(s).Qualifications:Minimal Qualifications
- Proven track of corporate real estate management, corporate and commercial transaction experience.
- Skilled in negotiating multi-million dollar, complex real estate agreements across EMEA.
- Strong skill set in the following areas: negotiations, written and verbal communication, financial modeling, budgeting and management.
- Strong financial and analytical skills.
- Strong people skills and the ability to influence stakeholders, build robust stakeholder relationships and manage differing viewpoints and priorities.
- Able to travel domestically and internationally on a regular basis.Preferred Qualifications
- Experience working in a global organisation.
- Experienced in overseeing tenant improvement projects and familiarity with construction practices.
- Strong people management skills, with experience leading diverse and remote teams across geographies.
