- Conduct bi-annual property inspections, documenting their condition and planning future maintenance needs.
- Manage a team of contractors to deliver property maintenance plans, including major works like kitchen and bathroom replacements.
- Ensure properties comply with current legislation, including the Decent Homes Standard and EPC targets.
- Take a proactive approach to damp and mould issues, achieving positive outcomes for tenants.
- Manage void properties to minimise vacancy periods and ensure they are ready for new tenants.
- Oversee neighbourhood service contracts, ensuring value for money and high standards.
- Work effectively with colleagues to deliver exceptional tenant service.
- Holiday entitlement is 25 days plus 8 statutory, holiday increases after 5 years’ service to an additional 2days and 3 days after 10 years’ service.
- A contributory pension up to 10%.
- HNC/HND Building or Construction.
- An understanding and experience of diagnosing and managing repairs to residential property.
- Experience and track record of managing external contractors.
- An understanding of the Asset Management process/planning/surveying/component accounting.
- Experience of undertaking administrative tasks to a high level of accuracy and quality.
- Good knowledge of computerised systems, ideally obtained in a housing association setting, and financial modelling.
- Knowledge of procurement processes and legal framework in which to operate.
- HHSRS knowledge and understanding and its practical application.
- Excellent interpersonal skills, demonstrates empathy and is effective at managing relationships.
- Has an enthusiastic and positive drive to achieve results.
