Tsebo Facilities Solution is looking for a Overseeing the Mechanical Engineering department. Responsible for the planning, management and delivery of the mechanical function, processes and team for the business unit including (but not limited to) the maintenance of all Hydraulic systems, (oil and water), pump stations and pumping systems, elevators and escalators and associated equipment. Duties & ResponsibilitiesDelivering Mechanical Preventative Maintenance Plans
  • Compile a mechanical machinery preventative maintenance strategy and plan for the business unit
  • Benchmark machines, fittings and systems with leading development trends and make recommendations for the improvement of current processes and standards
  • Identify and investigate new development, environmental and energy-saving opportunities for the property
  • Communicate with all relevant Stakeholders internally at a unit and Group level and externally
  • Conduct regular building and grounds walkabouts as required to inspect and audit mechanical supplies, machinery and systems and address any risk areas
  • Manage and facilitate mechanical equipment maintenance and upgrades according to 10-year plan and assist in developing condition assessments
  • Manage mechanical equipment maintenance and repairs in line with preventative maintenance plan
  • Establish and enforce testing programs; scheduling repairs; coordinating shut-downs and installations
Maintaining Mechanical Systems & Repairs
  • Oversee the inspection and testing of different mechanical equipment and systems to ensure compliance with safety regulations
  • Establish design criteria and prepare specifications, design computations, drawings, models, and bills of material in accordance with basic project requirements
  • Develop and participate in reviews, in collaboration with maintenance team, with regards conceptual drawings, layout process flows, process flow diagrams and, piping and instrumentation diagrams
  • Lead mechanical equipment-maintenance and repair resources and team
  • Manage the investigation, diagnosis and resolution of any escalated issues, risk areas and repairs to various machines and equipment across the complex
  • Conduct quality assurance on mechanical machinery work and repairs
  • Support the team with troubleshooting and resolution of queries relating to work completed
  • Conduct business continuity planning
  • Manage staff appearance and floor appearance/ functioning of equipment and systems
  • Oversee the processes of storage and control of mechanical equipment and machine assets; stock and parts
  • Manage the development and maintenance of equipment history records
  • Report on maintenance downtime, cost, availability, manpower utilization and report
  • Update site plan layout thus ensuring building capacity planning & monitoring
Mechanical Compliance Standards & Governance
  • Oversee the development and updating of policies and procedures for all mechanical equipment.
  • Oversee the development, communication and auditing of mechanical system and equipment maintenance and engineering standards and processes for the business unit on a regular basis
  • Align practices with new legislative compliance around health, hygiene, safety and the environment
  • Implement efficient control measures (including systems and processes) & checks within each department to mitigate any financial risk to the business.
  • Conduct weekly walkabouts of all front of house and back of house areas to monitor compliance
  • Drive a waste management culture and ensure all staff are trained.
  • Work with internal stakeholders to identify risk areas and address these
Budget ManagementCollaborate with the entire Mechanical Management team to manage the budget for the function including:
  • Cost management
  • Capex
  • Financial reporting on project expenditure and progress
  • Monitor and approve all budgeted project expenditures
  • Assess the impact of deviations on the project and overall programme, and report results to key stakeholders.
  • Evaluate the outcomes of the project as established during the planning phase
Stakeholder Management
  • Engage with internal customers to understand challenges; issues; development and repair related requirements
  • Provides internal stakeholders with updates of mechanical systems and equipment outages and scheduled shutdowns
  • Engage and manage the performance of suppliers and contractors
  • Engage with management with regards security, health and safety and critical technical breaches or anomalies
  • Communicate plans, objectives and results to complex operation and maintenance teams
  • Engage with and collaborate with clients and engage in meeting client objectives, programs and events

  • Requires specialised theoretical knowledge and processes relating to mechanical system and equipment maintenance practices, processes and regulations

Qualifications
  • 4-Year Degree in Mechanical Engineering plus a GCC in mechanical engineering
  • Apprenticeship in engineering with 5 years practical experience
  • Registered with ECSA and accredited engineering institutions
  • Minimum of 5 years’ experience in a mechanical engineering management environment
  • Good working knowledge of the following systems
  • HVAC systems with specific experience of large centralised comfort cooling systems comprising chillers, cooling towers
  • Hydraulic systems (oil and water),
  • Bore hole operations
  • Pneumatic systems
  • pump stations and pumping systems,
  • elevators and escalators and associated equipment
  • Driven machinery and belt operated systems
  • Welding and welded infrastructure
  • Ducting and ducted systems
  • Pipes and pipework
  • Fountain and water features
  • Project management experience
  • Experience in managing contractors / suppliers
