Our client is a Queensland Government department, responsible for the transport infrastructure across the state.As a Property Portfolio Officer in the Residential Leasing Team, you will be responsible for supporting a wide range of property management functions to ensure the effective and efficient delivery of property services for residential rental portfolio.You will oversee a portfolio of residential properties managed by private sector property management agencies on behalf of the client.. Your role will involve providing guidance and advice to managing agents on various tenancy and property-related matters, including rent arrears, tenancy applications, maintenance, and QCAT-related issues.Key Responsibilities:
  • Undertake agency management activities responding to agent requests and enquiries, correspondents with agents, contractors, councils, departmental staff and other government agency representatives.
  • Review and approve rental values and advertisements for rentals run by the Agents, ensure agents conduct open house viewings for vacant properties and undertake routine inspections during tenancies. You will also review routine inspections and action maintenance.
  • Review tenancy applications and approve.
  • Provide direction on the government’s preferred approach and decisions in regards to tenants, obtain approval and provide instruction to issue serious notices in accordance with legislation and assist Agents were necessary with QCAT applications. Represent the department in QCAT, if required.
  • Undertake property maintenance activities including preparing documentation on repair and maintenance works
  • Allocating jobs to the appropriate tradespeople and ensuring that maintenance has been carried out in accordance with the work order and to a satisfactory standard.
  • Ensure legislative, compliance, and safety standards which apply to rental properties and ensure they are met.
Qualifications:
  • Current experience as a residential Real Estate Property Manager
  • Current Real Estate Registration with the Office of Fair Trade
  • Current Driver’s Licence
It is expected that the successful candidate will possess strong oral/written communication, presentation and interpersonal skills.
