GENERAL: Receives the project development plan from the planning group and conducts assessments regarding the actual implementation of the development plan. Implements the project development plan and provides practical feedback to the planning group for the group to revise the development plan if necessary. Exercises overall management control over the project site in line with the implementation of the project development plan. Utilizes project management tools and risk management analysis to ensure compliance to timelines and strategies established by the project development plan. Results and findings of these analyses to the DCOO / COO and the planning group. Establishes and maintains strong communication lines between and among business units and ensures that communications are clear, received, and understood by the intended recipients. Performs duties and responsibilities, in substitute capacity whenever needed, of all officers under the role in case they fail to meet their positions' expectations. FINANCE AND ADMIN: Studies the financial requirements of the project development plan, provides feedback on matters that may result in the revision of the plan's financial provisions, and ensures that finances are available and utilized in accordance with the project development plan. Closely monitors and controls actual expenses to ensure that the financial performance of the project remains within the bounds of the projected profit and loss numbers as defined within the project development plan. Conducts financial analysis of the project execution and reports findings to the DCOO / COO and the planning group. Enforces organizational and compliance standards throughout the entire project and develops a culture of safety and accountability. Manages human resources effectively and ensures that all personnel have the resources necessary to achieve and maintain high productivity levels. MARKETING: Implements appropriate and effective marketing activities to ensure that sales match the projected financial numbers in the project development plan. Conducts continuous market research and reports findings to the DCOO / COO and the planning group to revise marketing strategies if necessary. Ensures consistency in brand marketing and messaging in compliance with the standards of the business units and the project development plan. SALES AND DOCUMENTATION: Ensures that actual sales numbers, at the minimum, match the projected sales numbers in the project development plan within the established timelines. Directs and monitors sales activities, sales agent performance, and product movement throughout the project's development. Evaluate problem areas, bottlenecks, and issues adversely affecting sales performance and provide recommendations in order to revise established sales plans Establishes and maintains strong working relationships with partnered banks and government financial institutions Closely monitors and controls personnel to guarantee timely and accurate documentation of sales and transfers. Establishes and maintains a secure, comprehensive archive system that safely maintains the integrity and completeness of documents. PRODUCTION: Manages and exercises control over engineers, architects, and contractors to ensure that land development and housing construction comply with the timelines and quality standards outlined in the project development plan. Closely monitors and maintains the quality of the works at target levels, starting from land development to the handover and maintenance of the completed units. Tracks overall production progress, makes the necessary operational decisions to maintain required productivity speed and quality and regularly provides status reports to the DCOO / COO and the planning group.
